OmniTenant ยท Effective 30 July 2026
These terms govern use of OmniTenant, property-management software operated by Andrew Ahr (sole proprietor), The Villages, Florida, United States. By using the service you agree to them.
OmniTenant provides landlord and property-management organizations with tools to manage properties, leases, invoices, payments, maintenance requests and communication with their tenants, and provides those tenants with access to their own records.
Where you access OmniTenant as a tenant, your landlord organization controls your account and the records held about your tenancy. Questions about that information should be directed to them in the first instance.
You are responsible for keeping your sign-in credentials confidential and for activity under your account. Accounts are for the named individual and must not be shared. Tell us promptly if you believe an account has been compromised.
Do not use the service to break the law, to infringe others' rights, to upload malicious code, to attempt unauthorised access to any account or system, or to interfere with its operation or availability.
Text messages are sent only to a number you entered yourself and confirmed with a one-time code. Messages are transactional and relate to activity on your own account โ maintenance updates, invoices, payment confirmations, lease reminders, and support alerts for staff. No marketing messages are sent.
Message frequency varies with activity on your account; most recipients receive fewer than 10 messages per month. Message and data rates may apply, depending on your mobile plan.
Reply STOP to any message to stop all texts, or turn SMS off in your
notification settings. Reply HELP for assistance. Opting out of text
messages does not close your account or stop email notifications.
Carriers are not liable for delayed or undelivered messages.
Payments are processed by third-party providers. Card and bank details are entered with those providers directly; OmniTenant does not receive or store full card numbers, security codes or bank account numbers. Amounts owed, due dates and refunds are set by your landlord organization, not by OmniTenant.
The service is provided on an "as is" and "as available" basis, without warranties of any kind, express or implied. Interruptions may occur for maintenance, provider outages or circumstances outside our control.
To the fullest extent permitted by law, OmniTenant and its operator are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, revenue or data, arising from use of the service.
You retain ownership of information you submit. You grant OmniTenant permission to store and process it as needed to operate the service, as described in the Privacy Policy.
Access may be suspended or terminated for breach of these terms or where required by law. A landlord organization may close accounts within its own organization.
These terms may be updated. The effective date above will change when they are, and material changes will be communicated through the service. Continued use after a change means you accept the revised terms.
These terms are governed by the laws of the State of Florida, United States, without regard to its conflict-of-laws rules.
