OmniTenant is property-management software operated by Andrew Ahr (sole proprietor), The Villages, Florida, United States. It is used by landlord and property-management organizations to manage properties, leases, invoices, payments, maintenance requests and tenant communication, and by the tenants of those organizations.

This policy explains what information OmniTenant collects, how it is used, and who it is shared with.

Mobile numbers and text messages

No mobile information is shared with third parties or affiliates for marketing or promotional purposes. Mobile numbers are used only to deliver the service notifications described below, and are shared only with the messaging provider that transmits them.

Consent. Text messages are sent only to a number that the account holder entered themselves in the application and then confirmed by entering a one-time code sent to that number. SMS is disabled until that verification succeeds.

What is sent. Only transactional notifications about the recipient's own account: maintenance request status changes, notice that an invoice has been issued and its due date, confirmation that a payment was received, reminders that a lease is approaching its end date, and — for property-management staff — an alert that a tenant support conversation needs a person. No marketing or promotional messages are sent.

Message frequency varies with activity on the account. Most recipients receive fewer than 10 messages per month.

Message and data rates may apply, depending on your mobile plan.

Opting out. Reply STOP to any message to stop all texts, or turn SMS off at any time in your notification settings. Reply HELP for assistance. Opting out of SMS does not affect your account or your email notifications.

How information is used

To operate the service: managing properties, leases, invoices and payments; processing maintenance requests; delivering notifications; answering support conversations; securing accounts and preventing abuse; and meeting legal, tax and accounting obligations.

OmniTenant does not sell personal information, and does not use it for advertising.

Data separation between organizations

Each landlord organization's records are held in a separate database. Information belonging to one organization is not accessible to another.

Service providers

OmniTenant relies on the following providers to deliver parts of the service. Each receives only the information needed for its function.

Information is disclosed otherwise only where required by law, or to protect the rights and safety of users and the service.

Retention

Records are retained for as long as the landlord organization maintains its account and afterwards as required for legal, tax and accounting purposes. When an organization leaves the service, its database is exported to it and then deleted.

Your choices

You may turn off SMS or email notifications by category in your notification settings. To request access to, correction of, or deletion of your information, contact us at the address below. Where your information is held on behalf of a landlord organization, we may need to direct your request to that organization.

Children

The service is not directed to children under 13 and does not knowingly collect their information.

Changes

This policy may be updated. The effective date above will change when it is, and material changes will be communicated through the service.
